Who we help

Buying for income, growth or a tax-deferred exchange

Every investor starts from a different place. These are the buyers we work with most, and where to start reading.

First-time investors

Learn what a rental really costs to own, set a budget that leaves room for repairs and vacancy, and avoid the most common first-purchase mistakes.

Buy-and-hold investors

Compare properties side by side using the same assumptions, and keep each purchase tied to the income and timeline you want.

Small multifamily buyers

Duplexes, triplexes and fourplexes spread costs across several units and come with their own rules for leases, utilities and permits.

1031 exchange buyers

Find and buy replacement property inside the IRS deadlines, working alongside your qualified intermediary and tax advisor.

Value-add and BRRRR investors

Weigh rehab scope, after-repair value and refinance risk before you commit to a property that needs work.

How we work

A straightforward path from goal to closing

Step 1

Define your goals

Cash flow, long-term growth, a tax-deferred exchange or a mix. We talk through your budget, timeline, financing and how hands-on you want to be.

Step 2

Run the numbers

For each property we estimate rent, taxes, insurance, HOA dues, special taxes, maintenance and vacancy, using assumptions you can see and change.

Step 3

Search and evaluate

We look for properties that fit, then check HOA rental rules, condition, permits and anything else that could change the numbers.

Step 4

Offer, inspect and close

We negotiate, coordinate inspections, the appraisal and your lender, and keep exchange deadlines in front of everyone when a 1031 is involved.

Before you buy

Details that change the numbers in California

Two homes with the same price and rent can perform very differently. These are the items we check early.

HOA rental rules

Many associations set minimum lease terms, limit how many homes can be rented or ban short-term rentals. Read the CC&Rs before you count on rent.

Special taxes

Many newer California communities carry Mello-Roos (Community Facilities District) or other special assessments on top of the base property tax.

Property tax at purchase

Under Proposition 13, the property is generally reassessed when you buy it, so the seller’s current tax bill may not be what you will pay.

Insurance cost and availability

Premiums and carrier options vary by location, age of the home and wildfire risk. Get a real quote before you finalize your numbers.

Tenant law

California’s Tenant Protection Act limits annual rent increases and requires just cause for many evictions. Some properties are exempt, so confirm how it applies.

Condition and permits

Roof, HVAC, plumbing and electrical drive repair budgets. Confirm that any added units, garage conversions or ADUs were permitted.

With investors, our job is to help you see the whole picture: realistic rents, real expenses, local rules and the risks that don’t show up in a listing. If a property doesn’t fit your plan, we’ll say so.

Questions

Common questions from investors

Do you only work with experienced investors?

No. Many of the buyers we help are purchasing their first rental. We start with your goals and budget and explain each step as we go.

Can you help with a 1031 exchange?

We help you find, evaluate and buy replacement property within your exchange timeline. Your qualified intermediary holds the sale proceeds, and your CPA or tax attorney advises on the tax side.

Can you tell me how much a property will earn?

We can help you build an estimate, but no one can promise rent, cash flow or appreciation. Every estimate depends on assumptions, and we show you ours so you can test them.

Do you help with financing?

We work alongside your lender and can talk through how financing affects your numbers. Loan terms and qualification always come from the lender.
